THE DIRTY DOZEN—BE AWARE AND BEWARE OF THESE 12 LEASE VIOLATIONS
Your lease or rental agreement sets out the key requirements for keeping Aster Fields pa great place
to live. Breaking the rules could mean you may no longer be allowed to stay here. Since it can be hard
to understand the legal language in your lease, we have picked out the most common—or
dangerous—resident behaviors that violate your contract with us.
They fall under five categories: "If you need a match to do it, don't do it inside," "Help the Fire
Department help you," "Germs + moisture + garbage = unsanitary conditions," "Responsible renters
respect property," and "Respect each other for a healthy community."
If you need a match to do it, do not do it inside
1. ABSOLUTELY NO SMOKING in the units, buildings, or grounds.
2. NEVER EVER light candles or incense or sparklers – NO SHRINES, not even birthday candles
3. DO NOT Use grills within 20 feet (6 meters) of the building – NO BBQ on the Balconies
Help the Fire Department help you
4. NEVER EVER tamper with or disable the smoke detectors
5. DO NOT BLOCK hallways, porches, railings, stairways, and doorways
Germs + moisture + garbage = unsanitary conditions
6. FLUSH ONLY toilet paper and human waste down the toilets
7. USE FANS in the bathroom and kitchen to keep your apartment dry
8. THROW your garbage and recycling into the dumpsters provided--DO NOT DISPOSE OF
hazardous or poisonous materials at Aster Fields!
Responsible renters respect property
9. SEEK APPROVAL BEFORE MAKING CHANGES!
a. Painting, putting wallpaper, stickers, decals, installing bidets or new shower heads, or
drilling holes in the walls.
b. Using equipment like space heaters, A/Cs, satellite dishes, trampolines, fire pits,
swings, ETC.
c. New roommates or occupants, or people moving out
d. New cats or other pets
10. HELP US PROVIDE REGULAR MAINTENANCE
a. Do not change, alter, or add locks that make it hard for us to request access.
b. Do not install alarm systems without checking with us first
Respect each other for a healthy community
11. DON'T BE A NUISANCE
a. Keep noise down
b. Do not throw things out of the windows or off the balconies
c. Solve conflicts respectfully—no yelling, profanity, or other threatening behavior
d. Contact management if unable to resolve a conflict with another resident
12. OBSERVE ASTER GUEST POLICY
a. GUESTS can stay up to TWO WEEKS
b. VISITORS who stay longer than 2 weeks are considered OCCUPANTS and MUST BE
approved and officially added to the lease
